The bond-back checklist

Insist on a written bond-back guarantee: if the agent flags any cleaning item, they return and fix it free within the re-clean window. Confirm they work to agent checklists, whether carpet steam is included (check your entry report — if carpets were professionally cleaned at entry, you'll need a receipt at exit), and that you'll get a proper invoice your agent accepts.

Red flags: verbal guarantees, quotes without a walkthrough or property details, and any cleaner who hasn't heard of a condition report.
